Fairfield grew quickly after the war, when farmland was subdivided for brick and fibro homes across suburbs like Fairfield, Canley Vale, Cabramatta and Smithfield. Later development spread west to Bossley Park, Prairiewood, Edensor Park and Greenfield Park, alongside the Housing Commission estate at Bonnyrigg, while Horsley Park and Cecil Park remain semi-rural.
Today many older Fairfield homes are being renovated, extended or replaced with duplexes and new builds. On older homes we look for cracking on reactive clay, asbestos, termites and the quality of past additions. On new builds we focus on workmanship, waterproofing and defects the builder should fix. Peter has over 18 years of experience inspecting homes across Sydney’s west.
Every property is different, but these are the issues that come up most often on our Fairfield building and pest inspections.
Stepped cracks in brickwork from the corners of windows and doors, gaps at the cornices and doors that stick are common across Fairfield. We check whether the movement looks minor and settled or ongoing, and tell you if a structural engineer should take a look.
Many homes from the 1950s to 70s used fibro sheeting in eaves, walls, wet areas and sheds, which may contain asbestos. We note materials that look like they could contain asbestos so you can have them tested before renovating. See our asbestos inspections.
Many Fairfield homes have been extended over the years with extra rooms, enclosed patios or granny flats. We check the quality of this work, including waterproofing and drainage, and flag anything you may want to check further before you buy.
Older homes with timber subfloors, garden beds against the walls and properties near creeks and parks carry higher termite risk. We check the subfloor, roof space and perimeter closely. See our timber pest inspection reports.
Clay soil holds water, so poor site drainage can lead to damp subfloors and moisture at the base of walls. We also check showers and wet areas for leaks, one of the most common problems we find in homes of any age.
Knockdown rebuilds and duplexes are common across Fairfield. New homes are not defect free, and we often find incomplete work and waterproofing issues. A new home inspection before handover means the builder fixes them, not you.
Whether you are buying, selling or building in Fairfield, these are the inspections local clients book with us most.
Our most popular inspection for Fairfield buyers. We check the structure, roof, subfloor, wet areas and site drainage, plus a full timber pest check, before you exchange. Learn about pre-purchase inspections.
A dedicated check for termites and other timber pests, including signs of past activity and conditions that make a home more likely to be attacked. See our pest inspections.
Selling in Fairfield? A pre-sale report lets you fix issues or disclose them upfront, so there are fewer surprises once buyers start their own checks. Learn about pre-sale inspections.
Building a duplex or knockdown rebuild in Fairfield? We inspect at key construction stages and before handover, so defects are picked up while the builder is still on site. See construction stage inspections.
With so many duplex and rebuild projects, a dilapidation report records the condition of neighbouring properties before work starts, which protects everyone if a dispute comes up. Learn about dilapidation reports.
Buying a unit or townhouse in Fairfield or Cabramatta? We inspect the property itself and flag anything that may point to wider building issues, such as water getting in from common areas. See strata inspections.
