The Hills has two very different kinds of housing. Established suburbs like Baulkham Hills, Castle Hill and West Pennant Hills grew mostly from the 1950s to the 1980s, with many brick and tile family homes on larger blocks. Over the last twenty years, newer estates have spread through Kellyville, Beaumont Hills, Rouse Hill and Glenhaven, and growth is now centred on Kellyville and Box Hill.
Much of the area sits on reactive shale clay, with sandstone on some of the higher ridgelines, and many blocks slope. On older homes we pay close attention to cracking, drainage, retaining walls and tree roots. On newer builds we focus on workmanship and waterproofing. Peter is based nearby in Stanhope Gardens and has over 18 years of experience inspecting homes across Sydney’s north-west.
Every property is different, but these are the issues that come up most often on our Hills building and pest inspections.
Many established homes in Baulkham Hills and Castle Hill show stepped cracks from the corners of windows and doors, and gaps where cornices meet the walls. Newer homes can show slab movement too. We check whether the movement looks minor and settled or ongoing, and tell you if a structural engineer should take a look.
Large established blocks often come with mature trees. Roots can affect footings, paths and older sewer and stormwater pipes. We flag any signs we see and let you know when a drain camera inspection is worth arranging before you buy.
On sloping blocks, water can run toward the house instead of away from it. We check site drainage, subfloor dampness, and retaining walls for leaning, cracking or poor drainage behind them.
Garden beds and mulch built up against walls, timber touching the ground and homes backing onto bushland all raise termite risk. We check these areas closely, along with the subfloor and roof space. See our timber pest inspection reports.
Many homes from the 1970s and 80s still have their original tiled roofs. We check for cracked or slipped tiles, worn pointing, rusted valleys and gutters that overflow, which can let water into the roof space and walls.
New homes in Kellyville, Rouse Hill and Box Hill are not defect free. We often find incomplete work, waterproofing issues and roof or gutter problems. A new home inspection before handover means the builder fixes them, not you.
