Building and Pest Inspections Western Sydney

Building and Pest Inspections Across Western Sydney

Western Sydney is one of the fastest growing regions in Australia. It stretches from The Hills and the Hawkesbury in the north, through Blacktown, Parramatta and Penrith, down to Liverpool, Fairfield, Campbelltown and Wollondilly in the south-west. Its homes range from colonial and heritage cottages, through post-war fibro and brick homes and large Housing Commission estates, to brand new estates in the North West and South West growth areas.

Most of the region sits on reactive shale clay, so cracking and drainage come up on almost every inspection. Older homes also need careful checks for asbestos and termites, homes near the Nepean, Hawkesbury and Georges rivers need a look for past water damage, and new homes need checking for building defects while the builder is still responsible. Peter is based in Stanhope Gardens and has over 18 years of experience inspecting homes across Western Sydney.

What We Commonly Find in Western Sydney Homes

Every property is different, but these are the issues that come up most often on our Western Sydney building and pest inspections.

Cracking on Reactive Clay

The clay soils across Western Sydney swell when wet and shrink when dry. That movement shows up as stepped cracks in brickwork, gaps at the cornices and doors that stick. We check whether it looks minor and settled or ongoing, and tell you if a structural engineer should take a look.

Asbestos in Post-War Homes

Many homes built from the 1950s to the 80s used fibro sheeting in eaves, walls, wet areas and sheds, which may contain asbestos. We note materials that look like they could contain asbestos so you can have them tested before renovating. See our asbestos inspections.

Termites

Termites are active right across Western Sydney, especially near bushland, creeks and parks. We check the subfloor, roof space and perimeter closely, along with garden beds and timber against the house. See our timber pest inspection reports.

Flood-Affected Land Near Rivers

Some low-lying areas near the Nepean, Hawkesbury and Georges rivers are flood-affected. We look for signs of past water damage such as tide marks, stained timber and rust. An inspection cannot confirm flood history, so also check council flood information and ask the agent.

Heat and Roof Wear

Western Sydney has some of the city’s hottest summers, which speeds up wear on roofs, sealants and paint. We check roof coverings, flashings and gutters, and look at ventilation and insulation in the roof space.

Defects in New Estate Homes

New homes across the North West and South West growth areas are not defect free. We often find incomplete work, waterproofing issues and roof or gutter problems. A new home inspection before handover means the builder fixes them, not you.

Cracked and broken roof tiles
Cracked and slipped tiles can let water into the roof space.
Asbestos sheeting being removed by workers in protective suits
Older fibro homes may contain asbestos, which needs testing and licensed removal.
Mould growing in the corner of an internal wall
Mould like this usually points to a moisture or ventilation problem.

We inspect at key construction stages, from slab to frame to handover.

Inspections We Do Most in Western Sydney

Whether you are buying, selling or building in Western Sydney, these are the inspections local clients book with us most.

Pre-Purchase Building and Pest Inspections

Our most popular inspection. We check the structure, roof, subfloor, wet areas and site drainage, plus a full timber pest check, before you exchange. Learn about pre-purchase inspections.

Pest Inspections

A dedicated check for termites and other timber pests, including signs of past activity and conditions that make a home more likely to be attacked. See our pest inspections.

Pre-Sale Inspections

Selling? A pre-sale report lets you fix issues or disclose them upfront, so there are fewer surprises once buyers start their own checks. Learn about pre-sale inspections.

New Home and Construction Stage Inspections

Building in one of Western Sydney’s growth areas? We inspect at key construction stages and before handover, so defects are picked up while the builder is still on site. See construction stage inspections.

Dilapidation Reports

Knockdown rebuilds and new developments are happening right across the region. A dilapidation report records the condition of neighbouring properties before work starts. Learn about dilapidation reports.

Strata and Townhouse Inspections

Buying a unit or townhouse? We inspect the property itself and flag anything that may point to wider building issues, such as water getting in from common areas. See strata inspections.
