CALL FOR BUILDING INSPECTIONS IN SYDNEY 0401 012 074
Marsden Park has changed from rural land into a large new community in Sydney’s North West Growth Area. Most of its homes have been built in the last ten years, more are still under construction, and a few older rural properties remain on its edges.
Because most homes here are new, the focus is different to older suburbs. We look for building defects, incomplete work and waterproofing issues while the builder is still responsible for fixing them, and check how the slab and site drainage are coping on the area’s reactive clay soil. Peter is based nearby in Stanhope Gardens and has over 18 years of experience inspecting homes across Sydney’s north-west.
Every property is different, but these are the issues that come up most often on our Marsden Park building and pest inspections.
Showers, bathrooms, laundries and balconies are where we find the most problems in new homes. Poor waterproofing may not show for months, so we check for moisture, cracked grout and sealant, and tiles that sound hollow.
Gaps in cornices and skirting, doors that do not close properly, poor paintwork, chipped tiles and missing sealant are common at handover. We list everything clearly so you can give the builder one complete list.
We check roofs and gutters for poorly fitted flashings, damaged or loose tiles, gutters that do not fall properly and downpipes that are not connected to the stormwater system.
Marsden Park sits on reactive clay that swells and shrinks with moisture. Poor site drainage and water pooling near the slab can lead to cracking over time. We check falls away from the house, stormwater and early signs of movement.
Garden beds and mulch built up against the walls can cover the slab edge and weep holes, hiding termite entry. Timber sleepers and retaining walls touching the ground add to the risk. See our timber pest inspection reports.
Some issues only appear once a new home settles, such as cracks, sticking doors and leaks. Under NSW law, builders must fix most defects for two years and major defects for six years, so a defects inspection can document problems while the builder is still responsible.
Whether you are buying, selling or building in Marsden Park, these are the inspections local clients book with us most.
Our most popular inspection in Marsden Park. We inspect your new home before you take the keys, so any defects go on the builder’s list while they are still on site. Learn about new home inspections.
We inspect at key stages such as slab, frame, lock-up and fixing, so problems are found before they are covered up. See construction stage inspections.
Already moved in and noticing problems? A defects report documents the issues clearly so you can ask your builder to fix them under warranty. See our defects reports.
Buying a near-new home in Marsden Park? A pre-purchase inspection checks the structure, roof, wet areas and drainage, plus a full timber pest check, before you exchange. Learn about pre-purchase inspections.
A dedicated check for termites and other timber pests, including conditions in new landscaping that make a home more likely to be attacked. See our pest inspections.
With construction still happening across Marsden Park, a dilapidation report records the condition of your home before work starts next door, which protects you if damage occurs. Learn about dilapidation reports.

As well as Marsden Park itself, we inspect homes across the surrounding growth areas and established suburbs of north-west Sydney.
Book as soon as your builder gives you a handover or practical completion date. The inspection should happen before you sign off and take the keys, so any defects go on the builder’s list.
Yes. New homes often have defects such as waterproofing issues, incomplete work and roof or gutter problems. It is much easier to get them fixed before handover than after you move in.
