CALL FOR BUILDING INSPECTIONS IN SYDNEY 0401 012 074
Campbelltown has some of the most varied housing in south-west Sydney. Many established suburbs, including Airds, Claymore, Minto, Macquarie Fields and Ambarvale, were built as Housing Commission estates through the 1970s and 1980s, alongside older fibro and brick veneer homes from the 1960s. Newer estates have since added modern builds to the mix.
Much of the area sits on highly reactive clay soil, which swells when wet and shrinks when dry. Over time that movement can show up as cracked brickwork, sticking doors and gaps where cornices meet the walls. Older fibro homes can also contain asbestos, and homes near creeks and bushland need a careful check for termites. Peter has been inspecting homes across Campbelltown and Western Sydney for over 18 years, so he knows where to look and explains what he finds in plain English.
Every property is different, but these are the issues that come up most often on our Campbelltown building and pest inspections.
Stepped cracks in brickwork, usually running from the corners of windows and doors, are common in Campbelltown homes. You might also see gaps where cornices meet the walls or doors that stick. We check whether the movement looks minor and settled or ongoing, and let you know if a structural engineer should take a closer look.
Homes close to creek lines and bushland are at higher risk of termite activity. We check the subfloor, roof space, skirting boards, fences and garden beds built up against the walls, using moisture meters and Termatrac radar where needed. See our timber pest inspection reports for more detail.

Many homes built in the 1960s, 70s and 80s used fibro sheeting in eaves, wet areas and sheds, which may contain asbestos. We note any materials that look like they could contain asbestos so you know to have them tested before renovating. Find out more about our asbestos inspections.
Clay soil holds water, so poor site drainage can lead to damp subfloors and moisture around the base of walls. We also check showers and wet areas for leaks, which are one of the most common problems we find in homes of any age.
New homes are not defect free. We often find incomplete work, waterproofing issues and roof or gutter problems in recent builds. If you are buying new or about to take handover, a new home inspection can pick these up while the builder is still responsible for fixing them.
Whether you are buying, selling or building in Campbelltown, these are the inspections local clients book with us most.
Our most popular inspection for Campbelltown buyers. We check the structure, roof, subfloor, wet areas and site drainage, plus a full timber pest check, so you know what you are buying before you exchange. Learn about pre-purchase inspections.
A dedicated check for termites and other timber pests, including signs of past activity and conditions that make a home more likely to be attacked. See our pest inspections.
Selling in Campbelltown? A pre-sale report lets you fix issues or disclose them upfront, so there are fewer surprises once buyers start their own checks. Learn about pre-sale inspections.

For new builds in Campbelltown’s growing estates, we inspect at key construction stages and before handover, so defects are picked up while the builder is still on site. See construction stage inspections.
Building, renovating or knocking down next to a neighbour? A dilapidation report records the condition of nearby properties before work starts, which protects everyone if a dispute comes up later. Learn about dilapidation reports.
Buying a unit or townhouse? We inspect the property itself and flag anything that may point to wider building issues, such as water getting in from common areas. See strata inspections.
