Building and Pest Inspections Liverpool

Building and Pest Inspections Across Liverpool

Liverpool was mostly farmland until the 1950s. In the early 1960s the Housing Commission built the Green Valley estate, covering suburbs like Ashcroft, Busby, Cartwright, Heckenberg, Miller and Sadleir. Growth then spread west through Casula, Cecil Hills, Hinchinbrook, Hoxton Park and Prestons in the 1990s, and more recently to newer estates in Edmondson Park, Middleton Grange and Elizabeth Hills, with Austral and Leppington next.

That means Liverpool homes range from 60 year old fibro and brick homes through to brand new builds, many on reactive clay soil. On older homes we look closely for cracking, asbestos, damp and termites. On newer homes we focus on workmanship, waterproofing and defects the builder should fix. Peter has over 18 years of experience inspecting homes across Sydney’s west and south-west.

What We Commonly Find in Liverpool Homes

Every property is different, but these are the issues that come up most often on our Liverpool building and pest inspections.

Cracking on Reactive Clay

Stepped cracks in brickwork from the corners of windows and doors, gaps at the cornices and doors that stick are common across Liverpool. We check whether the movement looks minor and settled or ongoing, and tell you if a structural engineer should take a look.

Asbestos in 1960s Homes

Many homes from the Green Valley era used fibro sheeting in eaves, walls, wet areas and sheds, which may contain asbestos. We note materials that look like they could contain asbestos so you know to have them tested before renovating. Find out more about our asbestos inspections.

Damp, Leaks and Drainage

Clay soil holds water, so poor site drainage can lead to damp subfloors and moisture at the base of walls. We also check showers and wet areas for leaks, one of the most common problems we find in homes of any age.

Termites in Established Suburbs

Older homes with timber subfloors, garden beds against the walls and properties near creeks, parks and bushland reserves all carry higher termite risk. We check the subfloor, roof space and perimeter closely. See our timber pest inspection reports.

Older Additions and Renovations

Many older Liverpool homes have been extended over the years with patios, enclosed verandahs, extra rooms or granny flats. We check the quality of this work, including waterproofing and drainage, and flag anything you may want to check further before you buy.

Defects in New Estate Homes

New homes in Edmondson Park, Middleton Grange and Austral are not defect free. We often find incomplete work, waterproofing issues and roof or gutter problems. A new home inspection before handover means the builder fixes them, not you.

Asbestos sheeting being removed by workers in protective suits
Older fibro homes may contain asbestos, which needs testing and licensed removal.
Mould growing in the corner of an internal wall
Mould like this usually points to a moisture or ventilation problem.
Damaged plaster at the base of an internal wall
Damage at the base of walls can point to moisture or timber pest activity.
Builders on scaffolding at a construction site
Construction stage inspections check the work while it is still visible.

Inspections We Do Most in Liverpool

Whether you are buying, selling or building in Liverpool, these are the inspections local clients book with us most.

Pre-Purchase Building and Pest Inspections

Our most popular inspection for Liverpool buyers. We check the structure, roof, subfloor, wet areas and site drainage, plus a full timber pest check, before you exchange. Learn about pre-purchase inspections.

Pest Inspections

A dedicated check for termites and other timber pests, including signs of past activity and conditions that make a home more likely to be attacked. See our pest inspections.

Pre-Sale Inspections

Selling in Liverpool? A pre-sale report lets you fix issues or disclose them upfront, so there are fewer surprises once buyers start their own checks. Learn about pre-sale inspections.

New Home and Construction Stage Inspections

With so many new builds in Edmondson Park, Austral and Leppington, we inspect at key construction stages and before handover, so defects are picked up while the builder is still on site. See construction stage inspections.

Dilapidation Reports

Knockdown rebuilds and new developments are common as Liverpool’s older suburbs are renewed. A dilapidation report records the condition of neighbouring properties before work starts. Learn about dilapidation reports.

Strata and Apartment Inspections

Buying a unit or townhouse in central Liverpool or Edmondson Park? We inspect the property itself and flag anything that may point to wider building issues, such as water getting in from common areas. See strata inspections.
