CALL FOR BUILDING INSPECTIONS IN SYDNEY 0401 012 074
Schofields was largely rural until the last couple of decades. It is now part of Sydney’s North West Growth Area, with large new estates and many homes that are only a few years old or still being built, alongside a few older homes and rural properties that remain.
Because most homes here are new, our Schofields inspections focus on building defects, incomplete work and waterproofing while the builder is still responsible, and on how slabs and site drainage are coping on the area’s reactive clay. Peter is based nearby in Stanhope Gardens and has over 18 years of experience inspecting homes across Sydney’s north-west.
Every property is different, but these are the issues that come up most often on our Schofields building and pest inspections.
Showers, bathrooms, laundries and balconies are where we find the most problems in new homes. We check for moisture, cracked grout and sealant, and tiles that sound hollow.
Gaps in cornices and skirting, doors that do not close properly, poor paintwork and missing sealant are common at handover. We list everything clearly so you can give the builder one complete list.
We check for poorly fitted flashings, damaged or loose tiles, gutters that do not fall properly and downpipes not connected to the stormwater system.
Reactive clay and low-lying land near creeks can mean water pooling around the house. We check site drainage, stormwater and early signs of slab movement, and suggest checking council flood information for low-lying blocks.
Garden beds and mulch against the walls can cover the slab edge and weep holes, hiding termite entry. See our timber pest inspection reports.
Some issues only appear once a new home settles. Under NSW law, builders must fix most defects for two years and major defects for six years, so a defects inspection can document problems while the builder is still responsible.
Whether you are buying, selling or building in Schofields, these are the inspections local clients book with us most.
